Marriott and Catalonia Plan 522-Room All-Inclusive Resort for Montego Bay

Montego Bay’s hotel pipeline is set to gain another major international property through an expanded partnership between Marriott International and Catalonia Hotels & Resorts.

The companies plan to convert an existing Catalonia property in Jamaica into a 522-room all-inclusive resort under the Marriott Hotels brand. The project is expected to open in 2028 and will include pools, restaurants, a spa, fitness facilities and more than 650 meters of beachfront.

Catalonia will retain ownership and management of the property while connecting it with Marriott’s global brand and distribution system.

A Significant Brand Conversion

The project represents a conversion rather than an entirely new resort built on undeveloped land. That distinction can allow hotel companies to modernize an existing asset, reposition it for a different market and introduce new standards with less disruption than a large greenfield development.

For Montego Bay, the conversion adds to an already competitive all-inclusive sector. The destination is home to Jamaican brands and many of the world’s best-known hotel groups, supported by an international airport and a well-established tourism workforce.

Marriott’s distribution network and loyalty membership could introduce the resort to travelers who already use the brand for business and leisure stays around the world.

What It Could Mean for Jamaica

A 522-room hotel supports a wide range of jobs in accommodation, food and beverage, maintenance, entertainment, wellness, landscaping, security, transportation and administration.

The larger economic value, however, will depend on the depth of local purchasing. Resorts can strengthen Jamaican agriculture, manufacturing and creative industries when they buy local produce, furniture, artwork, amenities, entertainment and professional services.

Training and career development will also matter. International brands can bring operating systems and global standards, but Jamaica benefits most when local employees gain skills that lead to supervisory, technical and executive roles.

Competition Is Raising Expectations

Caribbean travelers increasingly compare all-inclusive resorts not only on price and beach quality, but also on cuisine, design, wellness, sustainability, technology and authentic cultural experiences.

The planned Marriott resort will therefore enter a market where established properties are renovating and new projects are adding rooms. Competition can encourage better service and investment, but it also increases the demand for skilled workers and reliable infrastructure.

Successful development requires coordination beyond the hotel boundary. Roads, water, waste management, energy systems, public beaches and community services all influence the visitor experience and residents’ quality of life.

A Partnership Model Growing Across the Region

Global hotel companies are increasingly expanding through management agreements, conversions and partnerships with experienced owners. These arrangements allow brands to grow without purchasing every property directly, while owners gain access to reservation systems, loyalty programmes and international marketing.

Catalonia and Marriott are also collaborating on a resort in Zanzibar, showing that the agreement is part of a broader strategy in the all-inclusive market.

For Jamaica, the Montego Bay project reinforces confidence in the destination’s long-term tourism demand. It also creates a responsibility to ensure that hotel growth produces wider national benefits.

The resort’s 2028 opening remains some distance away. Between now and then, construction quality, workforce preparation, environmental management and local supplier engagement will determine how much value the conversion creates.

If those elements are handled well, the project can add more than rooms to Montego Bay. It can strengthen the links between global tourism investment and Jamaican enterprise.
